We quote each building separately, priced from its footprint and height. Every job is done with fall protection or a boom or scissor lift, and you get a photo report of every run and downspout when we finish.
Our crew is ours and scheduled. We are not a roofer's side job between re-roofs, and the person who quotes your building is the person who climbs the ladder.
We clean gutters on office, retail and multifamily properties across Texas, and we book most Lubbock properties for the spring and fall visits.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote each commercial building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched.
Four things move a quote on our jobs. Height above three stories means a boom or scissor lift and a fall-protection setup, which adds time and equipment. A roof system not cleaned in years means compacted debris that takes longer to clear. Gutter guard or other gutter protection that has to be lifted and reseated adds labor. Oversized box or industrial gutters, roof drains and scuppers on flat roofs, and the number of buildings on one site all change the time on the roof.
A thorough cleaning includes downspout flushing and debris haul-off per building, and neither is billed as an extra. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is already measured.
On a Lubbock property we first ask for the address or site plan, the stories, the roof type, the number of buildings and who the invoice goes to. Without those we cannot write a fair number, so we do not guess. The gutter cleaning service we write is quoted from those facts and nothing else.
We keep the quote in writing so the property manager can check each building against the invoice. Any clog we find at a downspout is cleared in the same visit and recorded in the photo report, along with any overflow point and any sign of water damage at the fascia or siding. Clean gutters help protect your home or business from that damage.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Most Lubbock properties we service are on twice a year, spring and late fall, while restaurants, flat roofs with internal drains and buildings under heavy trees or next to landscape beds go on quarterly.
Our spring visit clears the seed and pollen that packs the elbows, and the fall visit clears the wet leaf mat before the cold sets in. Between those visits, gutter maintenance includes a storm call whenever a severe weather system passes through and the managers ask us to check for debris and standing water.
On flat roofs, the gutter system, parapets, internal drains and scuppers back up without any warning, and blocked drains can cause roof leaks. The first thing a tenant notices is a stained ceiling tile or a membrane blister, often the first sign of a leak, which is why the monthly check between cleanings exists. Cleaning services that only come twice a year miss that build-up.
Restaurant grease is the one case that calls for cleaning solutions, and what we pull out of a restaurant gutter every second month is grease and grit mixed into a dense sludge. A standard office building on the same route has a light load of leaves and seed. The schedule follows what we find on each property, not a fixed rule for the category.
We run the same gutter cleaning process on every building, whether it is a restaurant or a warehouse, and we record the result in the photo report so the next visit starts from a known condition. We check the final inspection photos against the first visit before the invoice goes out. To book a date, call (866) 435-6328 or text us a photo of the building.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide gutter cleaning for commercial properties across Lubbock through our professional gutter cleaning services, and we offer gutter cleaning and maintenance on a scheduled basis for owners who manage more than one building. Our service area covers the business corridors, office parks and surrounding areas where we have already serviced properties, and we confirm each address against the site plan before we book it.
A property manager with several buildings deals with one contact for all of them. We confirm the date in writing, and when the crew arrives it checks in with the on-site contact before going up. Where tenant hours or loading-dock access matter, we time the work around them.
We also do residential gutter cleaning, since a homeowner with a blocked run needs the same fix as a business, and we clear blockage for homeowners and businesses alike. The crew handles residential and commercial gutter cleaning needs on one route when a manager asks. Lead times depend on the day's schedule, so we give the date we can hold rather than a promise of same-day service.
We price per building, and the number depends on the linear footage, the height and the gutter type. Some gutter cleaners quote per linear foot, and some gutter cleaning companies quote per building. We show the linear figure too, but the total we write is per building. You get the number in writing before anyone is dispatched.
The lease decides, not the crew. The lease type sets who carries exterior maintenance, so check the maintenance clause and point the invoice to that party. This is not legal advice, so read the lease or ask the attorney who drafted it. The lease cases are set out in the section above.
On the restaurants and flat-roof commercial buildings we service, we put them on quarterly, because grease and grit build up faster and internal drains back up without warning. Quarterly cleanings keep the drains clear between the monthly checks.
Yes. Above three stories we work from a boom or scissor lift with a fall-protection setup on every job. Call (866) 435-6328 or text a photo of the roofline and we will confirm the equipment we need.
Yes. We time the work around tenant hours and sign in with the on-site contact when we arrive. Tell us the access rules, the gate codes and any restricted areas before the crew is dispatched.
A thorough cleaning covers gutters, downspouts, roof drains and scuppers on flat roofs. The strainer domes are reseated after cleaning, and anything we find that needs repair is photographed and reported, not repaired without your approval.
After a severe storm we get calls to check for debris and standing water at the gutters and drains. The post-storm inspections often turn up a pulled hanger or a clogged gutter that the rain exposed, and we photograph each one for the manager.
Yes. We invoice on commercial and residential properties alike, per building, with the linear footage shown, so a board or owner can check each line. As a gutter company, we set up one recurring schedule with one contact for several properties, and each building keeps its own record in the photo report.
Footage, height and the address by phone or email. The quote comes in writing, per building.
