We quote commercial gutter work per building in Oklahoma City, priced from the footprint and height of each one, with fall protection or a boom or scissor lift on every job and a photo report when we are done. Our crew is ours and scheduled, not a roofer's side job squeezed between re-roofs. We work the properties that cannot have gutters clogged through spring and fall, and we send the photos to whoever signs the invoice.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
Our gutter cleaning service is quoted per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. You get the number before the truck moves. A thorough gutter cleaning covers the whole gutter system on the building, every run and every outlet, and it is priced that way from the start.
What moves the quote is what we actually run into on properties. Roof height changes the crew size and the time on the roof. Compacted debris on a system nobody has cleaned in years takes longer than a light seasonal load. A gutter guard, or gutter protection that has to be lifted and reseated before we reach the trough, adds time. Oversized or box gutters and roof drains with scuppers on flat roofs are their own jobs. The number of buildings on one site matters too, because one mobilization can cover several roofs. A clog at a downspout elbow is usually what causes an overflow at the corner of a roof, and the water that comes over the edge soaks the siding below, so every downspout is cleared in the base price rather than billed as an extra. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building.
Ask for the line items before you approve anything. Each quote shows the footage, the height and the access, and a thorough cleaning ends with a final inspection and photos, so you can check the work against the number you signed. Keeping water off the wall is how you protect your home or business from water running down it, and a regular schedule is the easiest way to do that.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $280 |
| Three stories and up, with a lift | from $375 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Across Oklahoma, the spring visit runs late May to June, and in Oklahoma City the fall visit runs November to early December. How many cleanings a year a building needs depends on its gutter system, so a building with a flat roof and internal drains is not on the same calendar as a standard pitched roof.
What we pull out of a restaurant gutter on a quarterly visit is grease-laden debris and packed food grit. Where grease has gotten into the drains, the cleaning solutions are named in the estimate before anything goes on the roof. After a severe storm we find torn runs and downspouts full of hail-broken shingle grit, and across Oklahoma the peak tornado and hail season is the reason we ask about storms on the first call. Freeze risk is real here, so sagging runs that were full of water when the cold came are on the checklist. Our cleaning services can be booked as a one-off storm visit or as part of the schedule.
Flat roofs back up silently. Parapets, internal drains and scuppers fill with debris and nobody sees it until the water has nowhere to go. A blocked internal drain can cause roof leaks, and the first sign of a leak is usually a stained ceiling tile or a membrane blister. Text a photo of the roofline and we will tell you what we expect to find, or call (866) 435-6328 to book a date for the next visit.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide gutter cleaning on commercial properties across Oklahoma City, from the business corridors to the outer properties, and our service area covers the surrounding areas on the same written terms. A multi-building portfolio is handled as one account, with a single named contact, a date confirmed in writing, and a crew that checks in with the on-site contact on arrival. Where tenants need quiet hours, we schedule the work around them.
Our crew handles the whole range of professional gutter cleaning services for commercial buildings. We also do residential gutter cleaning for the homeowner, since we serve commercial and residential properties under the same written terms, and businesses that run residential and commercial properties side by side get one quote. Homeowners and businesses both get the same written estimate. Our gutter cleaners work to the schedule the building owner signs off on, and landscape work near the roofline is part of the access plan. Where water damage has already started we photograph it and report it. For managers who need one provider to offer gutter cleaning across the portfolio, the schedule is the same whether each home or business on the list is a strip center or an office block. One contract covers gutter cleaning and maintenance for all of them, each building's gutter cleaning needs are logged on its own line, and the gutter maintenance done on each visit goes on the same invoice. Call (866) 435-6328 or book a date and we will confirm the crew in writing.
We can price either way, but the number comes in writing per building. Some gutter cleaning companies quote by the foot, and we quote per building from the linear footage, the stories and the gutter type. We will not give you a figure over the phone without seeing the roofline.
The lease decides, and the section above on who pays walks through the triple net, gross and silent cases. This is not legal advice, so read the maintenance clause of your lease or ask the attorney who drafted it. We bill whichever party the lease names.
On the restaurants and flat roofs we service, quarterly is the schedule that holds. Grease and debris build up faster on those roofs, and a clogged gutter or internal drain can back up without warning. Text us a photo of the roofline and we will tell you what we would expect to find.
Yes. Send us the stories and the roof type and we will confirm the lift and the access plan in your written estimate before a crew is dispatched.
Yes. Tell us the tenant hours, the gate codes and any access rules and we schedule the crew around them. The gutter cleaning process is the same on every building: we check in with the on-site contact on arrival, then clear the runs, drains and outlets.
Both. Roof drains and scuppers on flat roofs are part of the job when they are on the building, and any blockage we cannot clear we photograph and report instead of leaving it unnoticed.
After a severe storm the post-storm call-outs turn up torn runs, downspouts packed with shingle grit and hail debris. We inspect, clear what we can and report the rest with photos, so you know what to fix. Call (866) 435-6328 to book a post-storm visit.
Yes. We invoice per building and can set one recurring schedule across several properties under one contact, so a multi-site account runs through one gutter company. Ask for a written estimate with the schedule and the invoice split laid out before you commit.
Footage, height and the address by phone or email. The quote comes in writing, per building.
