Each building gets a quote priced from its footprint and height. Our crew is scheduled and employed, not a roofer working between re-roofs. Every job runs with fall protection or a boom or scissor lift, and you get a photo report after. Across Utah our crews keep office, retail and multifamily properties clear through the spring and late fall seasons, when the gutters carry the most load. Call (866) 435-6328 or text a photo of the gutter line, and we will book a date for your Logan building.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote every building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched.
Several things move the quote on our jobs. Height above three stories means a boom or scissor lift and a fall-protection setup on every run. Compacted debris on a system that has not been cleaned in years takes longer to clear and flush. Where a clog has caused overflow onto the siding below, the crew allows extra time for the wet fascia and the lower run. Gutter guards that have to be lifted and reseated add time, and so do oversized or box gutters. Roof drains and scuppers on flat roofs are priced separately from the gutter runs, and the number of buildings on one site lowers the per-building cost when they share a route.
Downspout flushing and debris haul-off are included per building and are not billed as extras. A building already on a recurring plan costs less per visit than a first call, because the crew knows the footage and the access. Gutter protection on the building counts too: guards add time only where they must be lifted and reseated, and clean runs help protect your home or the building behind them.
Logan is our core service area, and we quote the surrounding areas the same way. The gutter cleaning process starts with the quote, so you see the full scope before any date is booked. Ask any gutter company for a written quote tied to a site plan, and compare the scope line by line. The thorough cleaning is priced per building so a manager can compare one site to another, and the thorough gutter cleaning service keeps the same scope each visit. A multi-building site is quoted as one scope. To quote a Logan property we need the address or site plan, the stories, the roof type, the number of buildings and who the invoice goes to. Call (866) 435-6328 or text a photo of the building to get that started.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Across Utah, spring visits run late May to June for the commercial properties we service, and the late-fall visit runs October to early November. Flat roofs with internal drains and buildings under heavy tree cover need more visits than that, and Logan averages 16.6 inches of precipitation a year, with March through May the wettest stretch.
On the Logan properties we service, the cleaning services follow the building, not a single calendar. The cleaning process starts with the same check on every site: the crew reads the downspouts, notes the debris load, and decides the interval from what it finds. A homeowner's rule of thumb does not carry over to a commercial roof, so we set the interval per building.
Across Utah, a monsoon can put down an hour's rain on a gutter that has been dry for weeks, and that is when the managers call us. A clogged gutter that sat dry through summer can start a leak at the first hard rain. After the storm we go back out and check the runs, and the call-outs usually turn up debris packed at the outlets and water standing behind the fascia. A gutter guard that looked fine from the parking lot often hides a mat of grit underneath it.
Flat roofs need a closer look. Parapets, internal drains and scuppers back up without a sound, and a blocked drain can cause roof leaks before anyone sees the water. The first thing a tenant usually notices is a stained ceiling tile or a membrane blister. That is why the monthly check between cleanings exists, and it is part of the gutter maintenance we run for residential and commercial work through the same crew.
Logan gets about 44 inches of snow a year, mostly from November through April, and a clog left open in the fall can freeze into the run. Each property gets its own schedule built around its gutter cleaning needs, and the final inspection after each visit goes into the building's file. Our gutter cleaners follow the same checklist on every site, so the gutter system is read the same way from one visit to the next. A manager with several buildings can set a home or business list on one schedule, and the cleaning solutions we write for it stay consistent across the portfolio.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide gutter cleaning for commercial properties across Logan, and we offer gutter cleaning on a per-building basis whether the site is one structure or a campus of several. Commercial buildings of every size get a written per-building quote. On a multi-building portfolio the work is scheduled as one job, so a property manager deals with one contact and gets one confirmed date in writing. Gutter cleaning companies quote in very different ways, so we put the scope in writing for every building.
Our crew checks in with the on-site contact on arrival and works around tenant hours when asked. We handle the professional gutter cleaning services for commercial buildings such as offices, retail and multifamily properties, and the same process covers residential gutter cleaning for homeowners and businesses who want a single provider. We handle commercial and residential properties on one route, so a homeowner and a plaza owner can book with the same crew. The blockage we most often find is at the outlets and the elbows, where leaves and grit pack together.
Landscape work around a commercial site can throw debris onto the roof and into the runs, and we account for it when we set the schedule. Water damage is what we are trying to prevent, so the crew reads the fascia and the wall below each run as well as the gutter itself. Gutter cleaning and maintenance are both on our list, and we adjust the scope to each property.
We price per building, but the number is built from linear footage, height and gutter type, so per-foot figures are one input rather than the whole quote. We write the quote in advance from a site plan or a satellite measurement, and the total is what you pay. No figures are given in this answer; the quote for your building is the one that counts.
The lease decides, not us. Find the clause that covers the roof and exterior, and bring it when you call so we can match the invoice to it.
Interval depends on the building. A restaurant's grease load and the debris on a flat roof both build up quickly, so those visits sit closer together, paired with a monthly check that catches a blocked scupper before it stains a ceiling tile.
Yes. Above three stories we work from a boom or scissor lift with fall protection on every run, and we confirm access and lift setup before the date is booked. Commercial buildings of any height get the same written quote, so give us the height when you request it.
Yes. We schedule the work around tenant hours when asked, and we check in with the on-site contact on arrival. Tell us the access rules, the gate codes and any restricted areas when you book, so the crew arrives ready to work.
We clear both. Roof drains and scuppers on flat roofs are cleared of debris and the strainer domes are reseated, and they are priced separately from the gutter runs. Each one is photographed in the report, so you can see what was cleared.
After a severe storm we go back out and check the runs, and the post-storm call-outs usually turn up debris packed at the outlets and water standing behind the fascia. We photograph what we find and report it; repairs are your decision, not ours.
Yes. We invoice per building, with the linear footage shown, so a board or an owner can check each one. A recurring schedule for several properties runs on one contact and one date confirmed in writing, and each building keeps its own record in the file we send back after every visit.
Footage, height and the address by phone or email. The quote comes in writing, per building.
