We quote commercial gutter and downspout cleaning per building, priced from each building's footprint and height. Every job runs with fall protection or a boom or scissor lift, and you get a photo report of every run once we finish. The crew doing the work is ours and scheduled, not a roofer's side job between re-roofs. Across Texas we have spent the spring and the late fall clearing offices, retail strips and multifamily buildings, and that is when most property managers book us.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote commercial gutter cleaning services per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. The number we write is the number on the invoice.
What moves the quote on our jobs is height. Anything above three stories needs a boom or scissor lift and the fall-protection setup that goes with it, and that adds time and equipment to the job. Gutters that have not been cleaned in years come down compacted, with grit and seed packed into the elbows, and that takes longer than a light clean. A gutter guard or other gutter protection has to be lifted and reseated before the run can be cleared. A heavy gutter system on a large building, especially oversized box gutters, carries more debris per foot. Flat roofs with roof drains and scuppers need those cleared as well, and the number of buildings on one site changes how the day is planned.
Every building gets a thorough gutter cleaning, and downspout flushing and debris haul-off are included per building and are not billed as extras. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is already measured.
On a Wylie property, the quote usually starts from what the managers send us: the address or a site plan, the number of stories, the roof type, the number of buildings and who the invoice goes to. Give us those and we can put a number in writing without a site visit in most cases.
The gutter cleaning process ends with the crew walking the property with the on-site contact for a final inspection, and every run and drain is photographed so the report matches what was done.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
We provide gutter cleaning twice a year for most of the Wylie properties we service, in spring and late fall, with restaurants, flat roofs with internal drains and buildings under heavy tree cover on a quarterly schedule.
Storm season across Texas, with Gulf hurricanes and tropical storms, is when the managers who call us after a storm usually find debris packed into the downspouts and water running behind the fascia and down the siding. That is where water damage starts, and clear gutters help protect your home or business. Those post-storm inspections are where we find the most blockage, and that is the reason we check the schedule once a season instead of waiting for a complaint.
We see the same pattern across the properties our professional gutter cleaning services cover in the region: restaurant grease and grit build up faster than leaves do, and a restaurant gutter we cleaned in the spring is often full again by the next visit. Buildings under heavy cover have needles and seed in the downspouts between visits, which is the landscape problem we see most often, so those sites go on the shorter interval.
On flat roofs, the parapets, internal drains and scuppers back up silently, and the water starts to overflow at the edge before anyone sees it. The first thing a tenant notices is a stained ceiling tile or a blister in the membrane, which is why the monthly gutter maintenance check between cleanings exists on those buildings.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
Our service area is Wylie and the surrounding areas, and we cover commercial buildings there as one job with one contact. Tell us the buildings and your gutter cleaning needs, and we book them on a single schedule, with one date confirmed in writing and one invoice per building. Call (866) 435-6328 to book every building on one calendar.
When the crew arrives, it checks in with the on-site contact before going up a ladder or a lift, and we can time the work around tenant hours or loading schedules where that is asked. For a property manager that means one call covers every building in the portfolio, and the work is planned around the way the site already runs.
We also do residential gutter cleaning for the homeowner, and we clean gutters for residential and commercial properties under the same scheduling, so a mixed book of homeowners and businesses can be scheduled together.
Among gutter cleaning companies in the area, we stay on gutters and downspouts, and we are a gutter company, not a roofing contractor. If a clogged gutter has already caused a leak into the building, the crew reports it with photos, because standing water in the gutter can cause roof leaks further along the run, and that is worth fixing before the next storm.
We quote per building, and the number depends on the linear footage, the height and the gutter type. Some gutter cleaners quote per foot; we quote per building, and a thorough cleaning of every run is included in that price. We do not give a figure over the phone; the quote comes in writing per building, and the number on the quote is the number on the invoice.
The lease decides, not us. Read the maintenance clause in your lease, and see the section above on who pays for each lease type. This is not legal advice, so if the clause is unclear, ask the attorney who drafted it.
On the restaurants and flat-roof buildings we service, the crew is out quarterly, because grease and grit and the internal drains fill faster than on a standard building. The schedule is set building by building once we see the site.
Yes. Above three stories we work from a boom or scissor lift with fall protection in place on every job. Call (866) 435-6328 with the height and we will tell you what setup the building needs.
Yes. We plan the work around tenant hours and loading schedules, and the on-site contact is the person we check in with on arrival, so access rules are set before the crew goes up.
We clear roof drains and scuppers on flat roofs as part of the job, and the crew photographs them along with the gutter runs in the report. We do not repair or replace them. Where grease has built up, the crew uses cleaning solutions on the drain only after the on-site contact agrees to it.
After a storm the calls we take are usually about debris packed into downspouts, which is a clog that holds water against the fascia. The crew clears what is blocked and photographs what it finds, and a storm inspection is scheduled on the same timeline as a regular cleaning.
Yes. We invoice per building, and we offer gutter cleaning and maintenance on a recurring semi-annual or quarterly schedule across several properties, with one date confirmed in writing per site. Text a photo of the roofline and we will write the estimate from there.
