We quote commercial gutter cleaning per building in Round Rock, priced from each building's footprint and height. Every job gets fall protection or a boom or scissor lift, and you get a photo report of the work when we finish.
Our crew is ours and scheduled. We are not a roofer working in between re-roofs, and gutters are the only thing we are on site to do.
On our Round Rock jobs we clean office buildings, retail strips and multifamily properties, and most of those are booked for spring and fall, the two seasons when debris builds up fastest.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
Our cleaning services are quoted per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. The method is the same for residential and commercial work, so a homeowner or property manager sees the number before the crew is booked.
Height is the biggest single factor on commercial buildings. Above three stories the job runs from a boom or scissor lift, and that is set up under the fall-protection rules before the first run is cleared. Compacted debris on a gutter system not cleaned in years takes longer than a light seasonal load, and a gutter guard that has to be lifted and reseated adds time on every run. Oversized or box gutters, roof drains and scuppers on flat roofs, and the number of buildings on one site all move the number too.
Downspout flushing and debris haul-off are included per building and are not billed as extras. Stain removal and other cleaning solutions are not part of the gutter price and get quoted separately. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is already measured. Every job ends with a final inspection of each run and drain before the crew leaves, and the cleaning process is written up in the photo report.
On our commercial jobs, what sets the quote is the property type, the stories, the roof type and the number of buildings. When you compare gutter cleaning companies, check whether the number includes downspouts and haul-off, and what the gutter cleaners measured before they quoted. To quote a Round Rock property, home or business, we need the address or site plan, the number of stories, the roof type, the number of buildings, and who the invoice goes to. Send those and we will put the number in writing.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Round Rock properties we service, most are on twice a year, in spring and late fall, with restaurants, flat roofs with internal drains and buildings surrounded by heavy landscape on quarterly. Across Texas, spring visits run late March to April, and Round Rock fall visits run late November to December. A residential gutter on a house with a similar roof usually goes on the same twice-a-year schedule. The interval is set the same way for homeowners and businesses: by the roof, the tree cover and when the runs were last cleared.
Across Texas, storm season brings Gulf hurricanes and tropical storms, and the post-storm calls come in fast. The inspections afterward turn up displaced sections and runs packed with debris that was not there before. Round Rock gets about 36.6 inches of rain a year, and May, June and October are the wettest months, so those runs fill fastest. Leaves and pollen load the gutters in the same seasons, which is why the spring and fall visits line up with them. Left alone, a blockage at the bottom of a downspout shows up as water pouring over the gutter during a rain, and that water damage reaches the fascia and soffit.
On a flat roof, the parapets, internal drains and scuppers back up without a sound. The first thing a tenant notices is a stained ceiling tile or a membrane blister, which is why the monthly check between cleanings exists. A restaurant gutter is cleaned every second month for the same reason: grease and debris build up faster than on a standard building. We offer gutter cleaning on a one-off call or a set calendar, and our professional gutter cleaning follows the building's own schedule. On a set calendar, gutter cleaning and maintenance catches a blockage before it reaches the roof, and gutter cleaning needs differ by building. If you are not sure which interval fits, call (866) 435-6328 or text a photo of the roofline and we will book a date.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We service commercial buildings across Round Rock, and our crew works the business corridors and commercial areas of the city where we have cleaned properties. A clogged gutter on a commercial building can cause water to back up behind the fascia, and a single blocked run left unchecked can cause a roof leak. Only clean gutters move water to the downspouts, and regular gutter maintenance catches the problem before it reaches the ceiling.
A gutter company that handles several buildings should give you one contact for the whole portfolio, and that is how we run it. We confirm each date in writing, our crew checks in with the on-site contact when we arrive, and we time the work around tenant hours when that is requested. The scheduling process is the same whether the site has one building or ten, and our professional gutter cleaning services follow that schedule for every building. We provide gutter cleaning for every building on the site, each with its own photo report.
We also do residential gutter cleaning for homeowners. Our commercial and residential properties are handled by the same crew and the same photo report, and every commercial gutter cleaning process starts with a walk of the site before anyone goes up. Need a gutter company that can start on a schedule? Call (866) 435-6328 or text a photo of the roofline to book a date.
We quote per building, and every property in our service area is quoted the same way. The number depends on linear footage, height and gutter type, and we put it in writing before any work is scheduled. A separate quote covers gutter protection, such as guard installation.
The lease decides, so check the maintenance clause and see the section above. This is not legal advice.
On the flat roofs and restaurants we service, we clean quarterly, because grease and internal drains back up faster than on a standard building. Each visit is a thorough gutter cleaning, not a quick sweep.
Yes. On commercial properties above three stories we work from a boom or scissor lift, with fall protection set up before the first run is cleared.
Yes. We time the work around tenant hours when that is requested, and we check in with the on-site contact on arrival.
Both. On flat roofs we clear roof drains and scuppers along with the gutters, and we photograph each one. Keeping them clear is one way to protect your home from ponding on a flat roof.
Post-storm call-outs often turn up displaced sections and debris-packed runs. A clog at a downspout is a common cause of overflow at the eave, and that water runs down onto siding and stains it. We photograph anything that needs attention, report it, and start with a thorough cleaning of the runs that overflowed.
Yes. Each building gets its own invoice, and a recurring schedule can be set for several properties under one contact. Properties in the surrounding areas are booked the same way. Call (866) 435-6328 or text a photo of the roofline to book a date.
Footage, height and the address by phone or email. The quote comes in writing, per building.
