We quote commercial work per building, priced from its footprint and height, with fall protection or a boom or scissor lift on every job and a photo report when we finish. Our crew is ours and scheduled, not a roofer's side job between re-roofs. We work across Florida, and Horizon West properties book us ahead of spring and fall, the two windows when gutters carry the most load.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote commercial work per building, from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement before anyone is dispatched. The rate card comes from what we run into on the property, not from a formula. The method is the same for residential and commercial work, so a home or business gets a written number too.
Height is the biggest single factor. Above three stories the job needs a boom or scissor lift to meet fall-protection rules, and the crew sets that up before the first run is cleared. Compacted debris in a gutter system nobody has cleaned in years, or a clog at a downspout elbow, takes more hours than a routine clean. A gutter guard that has to be lifted and reseated changes the number, and so do oversized or box gutters and roof drains and scuppers on flat roofs. Where a blocked run will overflow onto the siding below, the crew protects the finish while clearing it, and that adds time. So does the count of buildings on one site, since a multi-building property gets a single mobilization.
Downspout flushing and debris haul-off are included per building, along with any cleaning solutions the debris calls for, and are not billed as extras, unlike the add-on many gutter cleaners charge separately. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is measured.
Our Horizon West commercial work is a good test of how we price. One office property with several stories and a flat roof with internal drains was quoted by building, with the lift set up once for the whole site and the scuppers cleared on the same visit. To quote a property like it, send us the address or site plan, the number of stories, the roof type, the number of buildings and who the invoice goes to. The gutter cleaning service quote follows from those.
We can also work from a site plan if a property has no clear street frontage. Gutter cleaning companies often price by length alone, which misses the lift and the debris load; we price the whole building, so the number on the phone is the number on the invoice. A final inspection of each run is part of the visit, and the photo report comes with it.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Across Florida, the spring visit lands in mid to late April and the fall visit in November to December. Most of the Horizon West properties we service, for homeowners and businesses alike, are on twice a year, with restaurants, flat roofs with internal drains and buildings under heavy trees on quarterly. That is what our crew sees on the jobs, and it is the basis we use when we set a schedule. Every building has its own gutter cleaning needs, so the schedule follows the building, not the calendar.
Hurricane season is the window that changes things. The managers who call us after a storm usually find leaf mats and grit packed into the runs and downspouts, and the post-storm inspections often turn up a pulled hanger or a separated seam that needs a photo before anything else happens. A blockage left until the next visit is what turns a routine clean into a repair. June, July and August are the wettest months here, and a clogged gutter that stays full through them is how water damage starts at the fascia and the wall below. The months when leaves and pollen load the gutters are the ones we plan around, and a building that skipped its fall visit shows it by the next spring.
Flat roofs need the closest watch. Parapets, internal drains and scuppers back up silently, and the first thing a tenant notices is a stained ceiling tile or a membrane blister, which is why we add a monthly check between cleanings on those buildings. A restaurant gutter is cleaned on the same quarterly rhythm because of what comes out of it: grease-laden debris that a standard clean does not reach.
Our standard commercial work is the twice-a-year schedule, and the restaurant and tree-covered jobs are on quarterly. A gutter cleaning process that matches the building keeps the downspouts flowing and the roof edge dry, which is why cleaning services on a fixed calendar hold up better than a call-when-it-overflows approach. Many managers we work with ask for gutter cleaning and maintenance on a standing schedule, so we offer gutter cleaning that way, with the dates booked a season ahead.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide gutter cleaning across the Horizon West business districts and corridors where we have serviced buildings, and our professional gutter cleaning services cover commercial and residential properties alike. For a portfolio that spans several sites we set one point of contact for every building. Our service area takes in the surrounding areas, and our crew works in the business parks where commercial properties sit. A homeowner with a single house gets the same written quote for residential gutter cleaning.
Scheduling works the same way for a property manager as it does for a single building. You get one contact, a date confirmed in writing, and a note of which buildings and which runs are on the list. Our crew checks in with the on-site contact on arrival, so no one is surprised by a lift on the parking lot. Where tenant hours matter, we time the work around them and keep the ladders off the main entrance.
For a property that needs a regular maintenance program, the visits are booked a season ahead, so the crew knows the building and the footage before the first visit. Where the landscape around a building is heavy with trees, that building moves to quarterly. Gutter maintenance between cleanings is the monthly check on flat roofs and the storm call-out for the rest, and a gutter company that handles the whole portfolio keeps one record of each building's condition. We clean gutters on the schedule the building needs, and when a run keeps overflowing after cleaning, we tell you it is a slope problem and do not sell a second cleaning. A slope problem left alone can cause roof leaks, so we put it in the report.
To book a date, call (866) 435-6328 or text a roofline photo for a written estimate.
We quote per building, because a thorough gutter cleaning depends on more than footage. Linear footage matters, but so do height, gutter type and how much debris has built up, and each of those moves the number. The price comes in writing for each building before we are dispatched.
The lease decides, not us. Read the maintenance clause and send us the invoice address it names, and we bill that party. This is not legal advice, so ask the attorney who drafted the lease if the clause is unclear.
On the restaurants and flat roofs we service, quarterly is the schedule that holds, because grease and internal-drain backup build faster than a standard gutter fills. A flat roof also gets a monthly check between cleanings, since a backed-up drain is how a leak starts.
Yes. Above three stories our crew works from a boom or scissor lift under fall-protection rules, and the lift is set up before the first run is cleared. Send the stories and roof type and we will confirm the setup in writing.
Yes. On commercial properties we time the work around tenant hours where asked, check in with the on-site contact on arrival, and keep the ladders and lift clear of the main entrance and the parking spaces the property needs.
Both, as part of a thorough cleaning. Roof drains and scuppers on flat roofs are cleared of debris and the strainer domes are reseated on the same visit. Anything we find beyond that, such as a cracked scupper, is photographed and reported. Gutter protection such as guards is a separate job, quoted on request.
After a storm the calls we answer are usually about leaf mats and grit packed into the runs and downspouts, and sometimes a pulled hanger. A clogged gutter that overflows in a storm is usually a blockage that was already there before the rain started. Clearing the runs before the next storm is how you protect your home.
Yes. Each building gets its own invoice with the linear footage shown, and a multi-site portfolio can be set up on one recurring schedule with one contact. Buildings across the service area can go on the same schedule. Call (866) 435-6328 or ask for a written estimate to set it up.
Footage, height and the address by phone or email. The quote comes in writing, per building.
