We quote gutter cleaning for commercial buildings in North Little Rock per building, priced from each building's footprint and height. Fall protection or a lift goes on every job, and you get a photo report when we finish. Our crew is ours and scheduled, not a roofer's side job between re-roofs. We work through the spring and fall visits, and we keep the same crew on the properties that book with us again.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote our gutter cleaning service per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. The number on the quote is the number on the invoice, and it buys a thorough gutter cleaning, set for each building separately.
Four things move the quote on our jobs. A building over three stories needs a boom or scissor lift and fall protection, which adds setup time. A clog in the run, or a clogged gutter already close to overflow, takes longer to clear and flush, especially on a system nobody has cleaned in years. Gutter protection of any kind, such as a gutter guard, has to be lifted and reseated before we can reach the run. Oversized box gutters, roof drains and scuppers on flat roofs, the size of the whole gutter system and the number of buildings on one site all change the hours. Downspout flushing and debris haul-off are included per building, not billed as extras. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building, and a regular schedule helps protect your home or business from water that overflows onto the siding.
For a North Little Rock property we need the address or a site plan, the stories, the roof type, the number of buildings and the name of whoever the invoice goes to. With those we can write the quote. Call (866) 435-6328 or send the site plan and we will reply in writing.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $280 |
| Three stories and up, with a lift | from $375 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Most North Little Rock properties we service are on twice a year, spring and late fall, with the fall visit in November to early December. Restaurants, flat roofs with internal drains and buildings under heavy tree cover or next to a landscape bed go on quarterly. Those are the rules we set from our own jobs, not general advice.
Restaurant cleaning services are where the schedule shows up first. What we pull out of a restaurant gutter every second visit is grease-laden debris that a standard building never gathers, and the managers who call us after a storm are usually the ones who waited too long between cleanings. Grease that has baked onto a restaurant gutter needs cleaning solutions, not just a flush. Our gutter cleaning process on those sites starts with the lowest downspout and works up, so nothing is missed.
On a flat roof the parapets and internal drains back up without a sound, and a backed-up drain can cause roof leaks long before anyone sees the damage. The first thing a tenant notices is a stained ceiling tile or a membrane blister, long after the water started building up. That is why we run a monthly check between cleanings on those properties, and why a final inspection photo goes to the manager after every thorough cleaning.
Nothing here is a residential gutter schedule, but a homeowner with a similar roofline would see the same pattern on a smaller scale. We serve homeowners and businesses, and we quote residential and commercial jobs separately. A commercial property is still a commercial property, and the crew treats it that way.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide professional gutter cleaning services to commercial and residential properties across North Little Rock and the surrounding areas, including office parks and retail strips where the roofs run in long sections. Our service area takes in single buildings and portfolios of several sites alike, and the same crew handles both through one schedule.
For a property manager with several buildings, we act as one gutter company with a single point of contact. Each building gets its own quote and its own invoice, and a date is confirmed in writing before the truck is dispatched. Our crew checks in with the on-site contact on arrival and times the work around tenant hours where that is asked. Lead time depends on the season and the crew calendar, so we give you the date we can hold rather than a promise of a particular day.
We provide gutter cleaning and maintenance on a recurring basis for portfolios that need it, and we keep the records for each building so the next visit starts from what the last one found. Where a clogged gutter, a blockage or a downspout discharging against the wall puts water damage at risk, we photograph it and send you the report. To set up a site, call (866) 435-6328, text us a photo of the roofline, or book a date.
We price per building from linear footage, height and gutter type, and gutter cleaning companies often do it differently, so ask for the basis in writing. A three-story building with a lift requirement and box gutters costs more than a one-story building with standard gutters, even at the same footage. You get the number in writing per building before we schedule anything.
The lease decides, not us. Read the maintenance clause in your lease, or check with whoever drafted it, and see the lease section above for how the three common lease types usually read. We write the invoice to whichever party the lease names, so the property manager is not stuck in the middle. This is not legal advice.
On the restaurants and flat-roof buildings we service, quarterly is what holds up. Grease and grit build faster on a restaurant, and internal drains on a flat roof back up without warning. A monthly gutter maintenance check between cleanings catches a blocked drain before it turns into a leak through a ceiling tile.
Yes. Commercial buildings over three stories are done from a boom or scissor lift with fall protection on every job, and our gutter cleaners work from that lift, not a ladder. We bring whatever lift the roofline needs. Height is the biggest single factor in a commercial quote, so tell us the stories when you call at (866) 435-6328.
Yes. Tell us the tenant hours and the access rules when you book, and our crew will schedule around them. We check in with the on-site contact on arrival, and we will not stage a lift in a loading lane without clearance.
We clear roof drains and scuppers on flat roofs as part of the job, strainer domes included, and if a drain is cracked or a scupper is undersized, you get the photo and a plain description to take to the repair crew.
After a severe storm we get the post-storm call-outs from property managers checking for debris and blocked runs. What those visits usually turn up is leaf and grit load packed into the downspouts and in a clogged gutter that was already slow, which then overflows during the storm. We photograph every run before and after.
Yes. Each building gets its own invoice, and we can set up a recurring schedule for several properties under one contact, with each building on its own semi-annual or quarterly plan. Tell us your gutter cleaning needs and send the list of addresses, and we will reply with the schedule and the pricing per building in writing.
Footage, height and the address by phone or email. The quote comes in writing, per building.
