We quote commercial gutter and downspout cleaning per building, priced from its footprint and height, with fall protection or a boom or scissor lift on every job and a photo report when we finish. The crew doing the work is ours and scheduled, not a roofer's side job between re-roofs. Our crew services office, retail and multifamily properties across North Carolina, and most of our commercial bookings come in around the spring and fall visits. Call (866) 435-6328 or text a photo of the roofline and we will send a written quote.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
Our gutter cleaning service prices each building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. You get the number before the truck rolls.
What moves the quote on our jobs is height. Anything above three stories needs a boom or scissor lift and the fall-protection setup that goes with it, and that is the largest single line. A clog from compacted debris on a system nobody has cleaned in years takes longer than a light seasonal load. Any gutter guard or gutter protection has to be lifted and reseated before the run can be cleared, oversized or box gutters take more hours per foot, and roof drains and scuppers on flat roofs are a separate pass. The number of buildings on one site also changes the setup, because the lift moves once for the whole property instead of once per building.
Downspout flushing and debris haul-off are included per building for commercial and residential properties alike and are not billed as extras. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is on file. Pick the cleaning solutions that fit the building, a one-off visit or a schedule.
On a recent office property we quoted from its site plan, the building had three stories, a low-slope roof with internal drains, and a run of box gutter at the back that had not been opened in years. What we found was compacted leaf mat and two downspouts discharging onto a walkway, and the quote covered the lift, a thorough gutter cleaning of every run, and a thorough cleaning of every outlet. Send us the address or a site plan, the number of stories, the roof type, the number of buildings and who the invoice goes to, and we will write the quote from those.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Rocky Mount properties we service, most are on twice a year, spring and late fall, with restaurants, flat roofs with internal drains and buildings under heavy trees or a dense landscape on quarterly. The cleaning services we run on a schedule follow the same pattern for every property type, so the calendar is set once and kept.
After storm season the managers who call us are usually the ones who want the post-storm check, and what we pull out is leaf and grit packed into the outlets and a few hanger failures on the lowest run. In the leaf months the gutter system fills from the back of the building forward, so the first sign is usually an overflow at a corner, with water running down the siding below it.
Flat roofs are the ones that surprise people. Parapets, internal drains and scuppers back up silently, and the first thing a tenant notices is a stained ceiling tile or a membrane blister. Left alone, a clog or blockage can cause roof leaks and water damage inside the building, and a leak at the parapet is the hardest kind to trace. That is why the monthly check between cleanings is part of the gutter maintenance we schedule on those properties.
A restaurant gutter we service on a quarterly plan is a good example of the difference: grease and food debris bind with the leaf load, so a twice-yearly visit would let the outlets seize. The quarterly visit is the same gutter cleaning process, and it takes less time per run than a neglected system and gives a clean final inspection on every building.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide professional gutter cleaning services for commercial properties across Rocky Mount and its surrounding areas, which make up our service area, including the business districts and corridors where we have serviced buildings. A property manager comparing gutter cleaning companies gets one contact for all of them, and each date is confirmed in writing before the crew arrives.
Our gutter cleaners check in with the on-site contact on arrival and work around tenant hours where asked. For a portfolio spread across the city, the schedule is built around the lift route so one setup covers the nearest buildings first. We offer gutter cleaning and maintenance on the same calendar, and the residential gutter work we do for homeowners and businesses runs on the same booking system.
We also provide gutter cleaning for residential and commercial properties on one calendar, and a single-family homeowner can book the same way, but this page is about commercial buildings and the scheduling that goes with them. Tell us your gutter cleaning needs: how many buildings you need covered and when your tenants are on site, and we will set the plan around that. Call (866) 435-6328 to book a date.
We quote per building, and the number depends on linear footage, height and gutter type. We write the figure out for each building in advance so there is nothing added on the day.
The lease decides, not state law, so check the maintenance clause in your lease for who carries exterior upkeep. The lease cases are laid out in the section above. This is not legal advice.
On the restaurants and flat-roof buildings we service, quarterly is the schedule that keeps the outlets clear. Grease and debris bind with the leaf load, and a clogged gutter on a flat roof backs up at the parapets without warning.
Yes. Anything above three stories is done from a boom or scissor lift with fall protection set up for the roofline. Send us the stories and the roof type so we can plan the lift.
Yes, we schedule around tenant hours and sign in with the on-site contact on arrival. Tell us the access rules when you book so the crew arrives ready.
Both. Roof drains and scuppers on flat roofs are cleared as a separate pass and the strainer domes are reseated afterward.
After a severe storm we inspect the runs and clear the outlets, which is how you protect your home or business from water damage. The most common finds are leaf and grit packed into the downspouts and hanger failures on the lowest run. Photos go to the contact on the same day.
Yes, we invoice per building, and a gutter company serving several properties can put them all on one recurring schedule. Text a photo of the roofline or call (866) 435-6328 and we will set the plan up in writing.
Footage, height and the address by phone or email. The quote comes in writing, per building.
