We quote commercial gutter and downspout cleaning per building in Brentwood, priced from each building's footprint and height. Fall protection or a boom or scissor lift goes on every job, and you get a photo report of the work afterward.
Our crew is ours and scheduled. We are not a roofer's side job squeezed in between re-roofs, so the person who quotes the building is the person who cleans it.
We book spring and fall visits across New York for offices, retail and multifamily buildings, and we keep the same routine for each property so your managers know what to expect. We provide gutter cleaning on that same routine for residential and commercial accounts alike. Call (866) 435-6328 and we will book the first date.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote commercial cleaning services per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement before anyone is dispatched. The per-building quote works the same whether the owner is a homeowner with one storefront or a management company with several buildings.
Several things move the quote on our jobs. A building above three stories needs a boom or scissor lift and the fall-protection setup that goes with it. Compacted debris on a gutter system nobody has cleaned in years takes longer to clear. A gutter guard or gutter protection that has to be lifted and reseated adds time, and so do oversized or box gutters. Roof drains and scuppers on flat roofs are their own line item, and the number of buildings on one site changes the setup. Siding is not part of the gutter job, so cleaning solutions for the walls are quoted separately.
Downspout flushing and debris haul-off are included per building and are not billed as extras, because a thorough gutter cleaning is not complete without them. Scheduled semi-annual or quarterly gutter maintenance is priced lower than a one-off call, because the crew already knows the building and the footage is already measured.
For a Brentwood home or business property we need the address or a site plan, the number of stories, the roof type, the number of buildings and who the invoice goes to. With that, a quote comes back in writing, and it is the number we bill. Call (866) 435-6328 with those details and we will send the written quote.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Brentwood properties we service, most are on twice a year, spring and late fall, while restaurants, flat roofs with internal drains and buildings with a dense landscape of trees around them run on quarterly visits.
The storm season is where the calls come from. The managers who call us after a storm usually find a loaded run that starts to overflow at the low corner, a downspout that began to clog during the wind and rain, or a flat roof where the drains backed up. The spring visit clears what pollen and seed packed in, and the late fall visit clears the leaf mat before it freezes into the gutter.
On flat roofs the parapets, internal drains and scuppers back up without any warning, and that is how a blockage can cause roof leaks. The first sign a tenant notices is usually a stained ceiling tile or a blister in the membrane, which is why the monthly check between cleanings exists on those roofs.
We run professional gutter cleaning services for homeowners and businesses, including restaurant and multi-building accounts, and every schedule is set to the property's actual gutter cleaning needs rather than a generic calendar.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We work across the Brentwood business corridors and the commercial buildings along them, and our service area reaches the surrounding areas too. We handle commercial and residential properties for the same customer when a manager runs both, including residential gutter cleaning on mixed-use sites. Every clogged gutter we clear is logged with its building, so you can see the record by property.
A multi-building or multi-site portfolio of commercial properties runs through one contact. You get one scheduling contact for every building, a date confirmed in writing, and our crew checks in with the on-site contact when they arrive and does a final inspection before they leave. Work can be timed around tenant hours where that is asked for. To get a building on the calendar, call (866) 435-6328 or text us a photo of the roofline and we will book a date.
The gutter cleaning process stays the same from building to building, which keeps the crew predictable and the report consistent. Every visit adds to the gutter cleaning and maintenance record for the building. If a leak shows up at a roof edge or a wall, it goes into the photo report before it becomes water damage, so the building owner can decide what to do with it. We are a gutter company that cleans and reports, and we do not add repair work to the invoice.
We price it per building, and the number depends on the linear footage, the height and the gutter type. Some gutter cleaners and gutter cleaning companies quote per linear foot, and that lands in a similar range, but we write the figure in writing for each building before the crew is dispatched.
The lease decides. Read the maintenance clause; the lease cases are laid out in the section above. We do not give legal advice, so if the lease is unclear, ask the attorney who drafted it, and we will put the invoice in whichever party's name the lease names.
On the restaurants and flat roofs we service, quarterly is what keeps the drains clear. Grease and debris build up faster in a kitchen exhaust area, and flat-roof drains back up before anyone sees water.
Yes. Above three stories we work from a boom or scissor lift with fall protection set up for the job, and we confirm the lift and the access before we schedule the crew.
Yes. We time the work around tenant hours and sign in with building management on arrival, and we follow the site's access rules for parking, loading and roof access.
Both. Roof drains and scuppers on flat roofs are cleared as part of a thorough cleaning and reported in the photo set, so you see the condition of each drain.
After a severe storm the post-storm call-outs usually turn up loaded runs, clogged downspouts and drains that backed up during the rain. A clogged run left through the storm turns into water damage on the walls below, and clearing it quickly is what protects your home and the tenants inside. We inspect the building, clear what is blocking flow and send the photo report.
Yes. We invoice per building and offer gutter cleaning on one recurring schedule across the properties, with one scheduling contact and one invoice record per site.
Footage, height and the address by phone or email. The quote comes in writing, per building.
