We quote commercial cleaning in New York per building, priced from its footprint and height. Our crew does the work on every job with fall protection or a boom or scissor lift, and you get a photo report of each run when we finish. We are the crew on the ladder, not a roofer's side job between re-roofs. Our schedule runs through the spring and fall visits, and office, retail and multifamily managers book us around those windows.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote commercial cleaning per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. What moves the number on our properties is height above three stories and the boom or scissor lift it needs under fall-protection rules, compacted debris in a gutter system nobody has cleaned in years, a gutter guard that has to be lifted before we can reach the trough, oversized or box gutters, and roof drains and scuppers on flat roofs. The number of buildings on one site matters too, because one mobilization can cover several roofs.
Downspout flushing, debris haul-off and cleaning solutions are included per building and are not billed as extras. If a gutter company quotes you without the footage, treat the number as a guess until someone has measured. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is on file.
Our gutter cleaning process is simple to state: we need the address or site plan, the stories, the roof type, the number of buildings and who the invoice goes to before we can quote a New York property. Send those and the quote follows in writing. Gutter cleaners and gutter cleaning companies all have to answer the same questions in a quote, and we answer them before the truck rolls. The gutter cleaning service is the same for residential and commercial buildings, whether it's a home or business, but the quote changes with the roofline, so we price each one on its own.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Most New York properties we service are on twice a year, spring and late fall, which keeps clean gutters ready for the next storm season, while restaurants, flat roofs with internal drains and buildings under heavy tree cover go on quarterly. Our professional gutter cleaning services follow the same logic whatever the property type, and the schedule is set by what each roof collects. Spring visits run late May to June and fall visits run late November to December across New York. Across New York, nor'easters are the storms we plan around, so we look at the storm season first. A clogged gutter left through a nor'easter turns into water damage, so after a storm call (866) 435-6328 and we will book the inspection.
On a flat roof the parapets, internal drains and scuppers back up without a sound. A blockage at one drain can cause roof leaks before anyone notices, and the first thing a tenant usually sees is a stained ceiling tile or a membrane blister, which is why we run a monthly check between cleanings on those buildings. Water that spills over the trough is an overflow, and it runs down the siding into the foundation. Our cleaning process on flat roofs includes the drains and scuppers, not just the gutter runs.
The gutter cleaning and maintenance on a flat roof is booked on the same calendar as a pitched roof, but the gutter cleaning needs differ, so the first visit sets the interval. We offer gutter cleaning on a one-off basis, and we provide gutter cleaning for a single building as well as a portfolio. Text a photo of the roof to (866) 435-6328 and we will tell you whether it needs a visit now or can wait for the schedule.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We run work across the commercial landscape of New York, and we schedule a portfolio as one job. Our service area across New York takes in office blocks, retail strips and multifamily buildings, and we serve commercial and residential properties in that same area, with a separate crew for residential gutter cleaning. One contact covers every building, the date is confirmed in writing, and our crew checks in with the on-site contact on arrival. Where tenants are working, we time the work around their hours if asked. Each building gets thorough gutter cleaning, and a thorough cleaning means every run is cleared by hand or vacuum, not just the sections visible from the parking lot. Where a building already has gutter protection, the crew lifts it to reach the trough and sets it back. Every building ends with a final inspection and a photo report, and one invoice per building gives the property manager a clean record. Ongoing gutter maintenance on each roof is booked the same way, so the schedule stays with one company. A homeowner with one house gets the same written quote as a portfolio, and we serve homeowners and businesses across the service area. Call (866) 435-6328 to set the first visit, and we will confirm the date in writing.
We price per building, and the number is built from linear footage, height and gutter type. Two buildings of the same length can differ because of height and guards. The number comes to you in writing for each building before we schedule it.
The lease decides, not us. Read the maintenance clause in your lease, and see the section above for how each lease type is usually read. This is not legal advice, so ask the attorney who drafted the lease if the clause is unclear.
On our New York restaurant and flat-roof jobs we go quarterly, because grease and debris build up faster and internal drains clog quietly, and a leak usually shows up in the ceiling below first. Standard buildings are twice a year. If your property is under heavy tree cover, quarterly is also the usual schedule we set.
Yes. We work from a boom or scissor lift on taller buildings, and we use fall protection on every job. Send the stories and footprint and we will confirm the setup in the written quote.
Yes. We will schedule around tenant hours and follow your building's access rules. Tell us the window and the sign-in process when you book, and the crew will check in with the on-site contact when they arrive.
We clear roof drains and scuppers on flat roofs as well as the gutter runs. Anything we find that needs repair is photographed and reported, not fixed by us, so you decide what happens next.
After a storm we see loosened hangers, debris jammed in the downspouts and gutters pulled from the fascia. Call (866) 435-6328 and we will inspect the roofline and report what we find with photos, which helps protect your home from water damage. Post-storm call-outs follow the same quote process as a scheduled visit.
Yes. Commercial properties with several buildings get one invoice per building, each on its own line, and we can set up a recurring schedule across them under one contact. We also serve surrounding areas, so a property in a neighboring town can join the same schedule. Call (866) 435-6328 or send a photo of the roofline and we will set up the first visit and the schedule together.
Footage, height and the address by phone or email. The quote comes in writing, per building.
