Send us the building type, the number of stories and the number of buildings, and we will quote each one from its footprint and height. Our crew is ours and on a schedule, not a roofer's side job between re-roofs. Every job runs with fall protection or a boom or scissor lift, and you get a photo report of every run and downspout when we finish. Spring and fall are the seasons most of our Madera properties book with us.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote each commercial building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. The written number is the same for residential and commercial jobs, whether it's a home or business, and the number on the phone is the number on the invoice.
Height is the first thing that moves a quote. Anything above three stories needs a boom or scissor lift and fall protection set up before a crew can work the back run. Compacted debris is the second. A gutter system nobody has cleared in years takes longer to open, flush and haul than one on a regular schedule, and a clog at a downspout elbow adds time, and any overflow down the siding goes into the photo report. We also price for each gutter guard that has to be lifted and reseated, oversized or box gutters that hold more debris per foot, roof drains and scuppers on flat roofs, and the number of buildings on one site. Gutter cleaners who bill by the hour leave the total open until the crew leaves, while gutter cleaning companies that quote by the building do not. Downspout flushing and debris haul-off are included per building and are not billed as extras, and a final inspection of every run is part of the job. Chemical cleaning solutions are a separate line item, quoted in writing before any of them are used. Scheduled semi-annual or quarterly gutter cleaning service is priced lower than a one-off call, because the crew already knows the building and the footage is measured.
On a recent Madera job the quote came down to stories, roof type and the number of buildings on one lot, once the site plan was in hand. To quote your property we need the address or a site plan, the number of stories, the roof type, how many buildings are on the site, and who the invoice goes to.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Madera properties we service, most are on twice a year, a spring visit and a fall visit in late November to December. Restaurants, flat roofs with internal drains and tree-shaded buildings go on quarterly. The same schedule works for homeowners and businesses, and our cleaning services follow each building's gutter cleaning needs, which come from its roof, its trees and its drains. Schedule-based gutter cleaning and maintenance costs less per visit than a one-time call.
The storm season in California brings the heaviest load, and the post-storm calls we take turn up a blockage or a clogged gutter with water sitting behind fascia that was clear a month before. Madera gets about 11.3 inches of rain a year, and its wettest months are January, February and December, which is when a full gutter can cause roof leaks at the flashing and water damage at the wall. Leaves, pollen and landscape debris build up in the gutters through the spring and fall, which is what the twice-yearly visits are timed around.
On a flat roof the parapets and scuppers back up without a sound, and a blockage at one scupper can hold water across the whole roof. The first thing a tenant notices is a stained ceiling tile or a membrane blister, which is why we run a monthly check between cleanings on those buildings.
Our crew cleans the gutters on each visit, and every one of these cleanings is a thorough cleaning that flushes each downspout until it runs clear. Some of our commercial customers are a restaurant on quarterly and a standard office building on twice a year, and we set the interval from what we pull out of each one. Our professional gutter cleaning services are timed to the seasons above. We offer gutter cleaning on whatever interval the building needs, the cleaning process is the same from one building to the next, and we provide gutter cleaning on a booked date for each property. Call (866) 435-6328, text us a photo of the roofline, or book a date and we will take it from there.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We work across Madera's business districts and corridors, and the surrounding areas are part of our service area. We handle commercial and residential properties with a single contact for every building on the site. You confirm the date in writing, and our crew checks in with the on-site contact on arrival. Where the tenants want work done around business hours, we time the crew to those hours.
A property manager with several buildings gets one schedule, one invoice per building and one photo report per building. Lead time depends on the season and the size of the job, so we give you a date when we book rather than promising a fixed turnaround. As a gutter company with our own crew, we also do gutter maintenance for a homeowner in the area, and the residential gutter cleaning process is the same as on a commercial roof.
Every job is a thorough gutter cleaning of every run, covering the clearing, flushing and haul-off, and a photo of each run shows what was there before and after.
We price per building, built from the linear footage, the height and the gutter type. Some companies price by length, and that lands in a similar range per linear foot. We put the number in writing per building before we are dispatched.
The lease decides, so check its maintenance clause or ask the attorney who drafted it. This is not legal advice, and the lease cases are set out in the section above.
On the restaurants and flat roofs we service in Madera, quarterly is the interval that keeps a clogged gutter or a blocked scupper from turning into a leak. Call (866) 435-6328 and we will set the schedule from your building.
Yes. We work from a boom or scissor lift with fall protection on any building above three stories. Send the stories and a site plan and we will confirm the setup when we quote.
Yes. We time the crew to tenant hours where asked and check in with the on-site contact before we start. Tell us the access rules when you book so the crew arrives ready.
We clear roof drains and scuppers on flat roofs along with the gutters on commercial properties, and we photograph the drain strainers and scuppers before and after, so anything broken goes into the photo report instead of a repair bill.
After a severe storm, the post-storm call-outs we take turn up blocked runs and water standing behind fascia. Text a photo of the roofline and we will tell you whether it needs a cleaning or a closer look, which is the quickest way to protect your home or building from water damage.
Yes. Each building gets its own invoice, and a recurring schedule covers every property on your list. If a building has gutter protection, tell us when you book, since guards have to be lifted and reseated before the flush. Ask for a written estimate and we will book the first date for each building.
Footage, height and the address by phone or email. The quote comes in writing, per building.
