We quote commercial gutter work per building, priced from its footprint and height, with fall protection or a boom or scissor lift on every job. The crew is ours and scheduled, not a roofer's side job between re-roofs. Our Aurora work covers office, retail and multifamily properties, booked ahead of spring and late fall, when the gutters take the heaviest load.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote each commercial building from linear footage, height and gutter type, in writing, from a site plan or satellite measurement, before anyone is dispatched. Each quote is for one commercial gutter cleaning service at one address, so the number reflects that roof and not an average. The same structure applies to commercial properties of every size.
Four things move the number on our jobs. Height above three stories means a boom or scissor lift and a fall-protection setup under OSHA rules. Compacted debris on a system nobody has cleaned in years takes longer to clear than a seasonal load. Gutter guards have to be lifted and reseated before the run can be cleared. Oversized box or industrial gutters, roof drains and scuppers on flat roofs, and the number of buildings on one site all add crew time. A clog at a downspout elbow can cost more crew time than the rest of the building, and water that cannot leave a clogged gutter causes overflow onto the siding and fascia below, so the crew checks the siding under every run. Every gutter system on the site is measured before a price goes out, and any gutter protection with a loose seam gets flagged rather than cleaned over.
Downspout flushing and debris haul-off are included per building and are not billed as extras. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the property and the footage is already measured. A thorough gutter cleaning is priced on the footage it actually clears, and each thorough cleaning covers every run on the building. A timely cleaning helps protect your home or business from the water that would otherwise sit against the foundation.
On a multi-building site, the quote is set by stories, roof type and the number of buildings, and the photo report records what we found in each run. For any Aurora property we need the address or site plan, the stories, the roof type, the number of buildings and who the invoice goes to, and we will send the quote in writing.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $295 |
| Three stories and up, with a lift | from $395 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Aurora properties we service, most are on twice a year, in spring and late fall, while restaurants, flat roofs with internal drains and buildings under heavy trees go on quarterly. Across Illinois, spring visits run late May to June and fall visits run late October to November. Our cleaning services follow that same calendar for every property on the list, and the gutter cleaning process starts with a walk of the gutter system before any clearing.
After the post-storm inspections, the call-outs across Illinois from summer derechos and severe thunderstorms are what show us whether a schedule needs tightening. Spring brings the seed and pollen load into the downspout elbows, and the fall brings the wet leaf mat that sags runs under the first hard freeze. Aurora has a real freeze risk, and it averages 39.5 inches of precipitation a year, with May, June and July the wettest months.
On flat roofs the parapets, internal drains and scuppers back up without a sound. The first thing a tenant notices is a stained ceiling tile or a membrane blister, which is why the monthly check between cleanings exists. Commercial buildings with flat roofs are the ones that back up first, so between visits our gutter maintenance is a visual check of the runs and the roof drains, and a final inspection closes out each visit.
Restaurant and food service properties come off the grease and grit in the gutters faster than a standard building, so we see those every quarter, and the process there includes a flush of every downspout. Any gutter guard on these buildings gets checked for grease buildup, because a guard that is not lifted can hold grit against the run. Industrial buildings with heavy dust follow the same pattern.

| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
At the city scope we service business corridors and commercial areas across Aurora, and we adjust the schedule to each property rather than a fixed route. Our professional crew works one property type at a time, so a property manager with several buildings deals with one contact instead of several vendors. Our service area takes in the surrounding areas, with a written quote for each building.
Scheduling works like this. We confirm each date in writing, the crew checks in with the on-site contact on arrival, and work is timed around tenant hours when that is asked for. A multi-site portfolio gets one invoice per building, with the linear footage shown, so an owner or board can check each charge. We offer several cleaning solutions for flat-roof drains, sloped gutters and multi-building sites, and the choice follows the building, not a price list.
We run residential gutter jobs and commercial jobs side by side, and our crew handles the landscape and the access issues around each building as part of the visit. We clear gutters where water damage is starting, and we clear blockage before it turns into a leak. We handle residential and commercial work from one crew, and we provide gutter cleaning under one written standard for both.
We also do residential gutter cleaning for homeowners in the area, and we offer gutter cleaning and maintenance for homeowners and businesses alike when the building type calls for it. A single homeowner with one house gets the same written quote and the same clean gutters as a property manager with a portfolio. Our professional gutter cleaning services cover both.
Call (866) 435-6328, text a photo of the roofline, or book a date, and tell us your gutter cleaning needs.
Our gutter cleaners are the same people who measured the job, so the crew that quotes the roof is the crew that clears it.
Not every one does. Compare contractors on whether they write the quote from a site plan, name the lift or fall protection, and show what they found after the visit.
Choose a gutter company that puts the terms in writing before the crew is dispatched, and that quotes each building on its own footage.
A clogged gutter can cause roof leaks when water backs up under the edge of the membrane or the shingles, so a clog gets cleared before the next storm. Clean gutters carry water away from the roof edge, the siding and the foundation, which is how they help protect your home or business.
The gutter guard or gutter protection is lifted, the run is cleared, and the guard is reseated. A loose seam gets flagged rather than cleaned over.
Commercial and residential properties get the same per building quote, based on footprint, height and gutter type, and a home or business with a single roof gets it in writing too.
The process covers every run and every downspout, and a final inspection of the runs and roof drains closes out the visit before the crew leaves the site.
Clean gutters and clear drains keep water moving off the roof and away from the surrounding areas, so the building does not hold a standing pool after rain.
Our service area covers Aurora and the surrounding areas, and the gutter cleaners on each job adjust the visit to the property. Call (866) 435-6328, text a photo of the roofline, or book a date.
