We quote commercial gutter cleaning per building in Santa Rosa, priced from each building's footprint and height. Every job has fall protection or a boom or scissor lift on the roofline, and you get a photo report of every run when we finish.
Our crew is ours and scheduled. We are not a roofer's side job between re-roofs, so the person who quotes the building is the person who sends it.
We work across California on office, retail and multifamily properties and take bookings through the spring and fall visits.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
Our cleaning services are quoted per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. The cleaning process starts with that measurement, not a guess from the parking lot.
Height is the biggest single factor on our jobs. Above three stories the building needs a boom or scissor lift and the fall-protection setup that goes with it. Compacted debris in a gutter system that has not been cleaned in years takes longer to clear, a gutter guard that has to be lifted and reseated adds time, and oversized or box gutters need more material per run. Roof drains and scuppers on flat roofs are priced separately from the gutter run, and the number of buildings on one site changes how we schedule the crew.
Downspout flushing and debris haul-off are included per building and are not billed as extras. Every job ends with a final inspection of the runs and downspouts before the crew leaves the site. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the dates are booked ahead.
We need the address or site plan, the stories, the roof type, the number of buildings, whether the fascia needs cleaning solutions, and who the invoice goes to before we write the quote. For a property we have cleaned before, that is usually enough to send the number the same day. When you compare gutter cleaners and gutter cleaning companies, ask each one for the footage and height in writing.
The lower runs and the downspouts at the elbows are where the extra time usually goes, which is why the site plan and photos matter so much to the number. A thorough cleaning costs more on a building that has been left alone, and we say so in the quote.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Santa Rosa properties we service, most are on twice a year, spring and late fall, and we provide gutter cleaning on that cadence as standard. Restaurants, flat roofs with internal drains and buildings under heavy tree cover are on quarterly.
What we pull out of the gutters tells us the schedule. Across California, the storm season delivers most of the year's rain in a handful of days, and the managers who call us after a storm usually find leaves and grit washed into the lower runs. Spring brings pollen and seed, and landscape debris from nearby trees packs the downspouts between visits on heavily treed sites, so professional gutter cleaning services on those sites are booked closer together.
On a flat roof the parapets, internal drains and scuppers back up silently. The first sign is often water over the parapet, a stained ceiling tile, or a leak showing at the wall below, which is why the monthly check between cleanings exists, to catch a blockage before it becomes water damage inside the building.
We see the same pattern on a residential gutter and on a commercial one: the run that is cleared on schedule stays clear, and the run that is left alone turns into a repair. Our schedule is built around those gutter cleaning needs, and we offer gutter cleaning and maintenance on whatever cadence the property needs.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
Our service area covers the business districts and corridors of Santa Rosa, the surrounding areas, and the commercial properties along them, including the commercial buildings a property manager or facilities lead is responsible for across the city.
For a portfolio with several buildings, we set one contact for all of them and confirm each date in writing. Our gutter cleaning process is the same whatever the building is, and our crew checks in with the on-site contact on arrival. We time the work around tenant hours where that is asked for, and a clogged gutter that can cause roof leaks above a tenant's space gets reached first on the schedule we agree. Call (866) 435-6328 or text a photo of the roofline to book a date, and we will confirm it in writing.
The same crew handles commercial and residential properties, so a multi-site owner can keep one gutter company on the whole portfolio. Residential and commercial jobs get the same written quote, and a homeowner with one house gets the same format as a business with one building. We also do residential gutter cleaning for homeowners and businesses in the same visits when the schedule allows it, and gutter maintenance is booked the same way.
We price per building, and the number depends on the linear footage, the height and the gutter type. We give the figure in writing for each building, and that figure covers a thorough gutter cleaning of every run. A gutter guard or other gutter protection is not part of the cleaning price.
The lease decides, not us. The lease type section on this page shows how responsibility usually reads for each lease type. This is not legal advice, so check the maintenance clause of your lease or ask the attorney who drafted it.
On the restaurants and flat roofs we service, quarterly is the schedule that keeps the internal drains and scuppers clear. The grease and grit build up faster than on a standard building.
Yes. We work from a boom or scissor lift with the fall-protection setup for the roofline, and we confirm the lift and the access when we quote.
Yes. We schedule around the tenant hours you give us and follow your site access rules, and our crew checks in with the on-site contact when they arrive.
We clear roof drains and scuppers on flat roofs as well as the gutter runs, including the drain domes. They are priced separately from the gutter run, and we photograph each one before and after.
After a storm our call-outs usually turn up leaves and grit washed into the lower runs, and a clog at a downspout elbow can make the gutter overflow and run down the siding. Clearing that is how we protect your home or business, and we photograph what we find so you can decide what to do next.
Yes. We invoice per building with the linear footage shown, and we set up a recurring schedule for several properties with one contact. Call (866) 435-6328 to set one up, or ask for a written estimate for the first building.
