We quote commercial gutter and downspout cleaning per building, priced from its footprint and height, with fall protection or a boom or scissor lift on every job and a photo report when we finish. Our crew is ours and scheduled, not a roofer's side job between re-roofs. Across California we work on office, retail and multifamily buildings, and property managers book us in spring and late fall before the rain and the leaf drop.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
Our gutter cleaning service is quoted per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. Any cleaning solutions the job needs are named in that quote too. Ask for a written estimate and you get one building at a time, so a property manager with five buildings sees five numbers they can check against their own records. Whether it is a home or business, the quote is built the same way. Ask the gutter cleaning companies you are comparing for the same breakdown of footage, height, lift and debris haul-off.
What moves the quote is what we run into on the roof. Height above three stories means a boom or scissor lift and the fall-protection setup that goes with it. Compacted debris on a gutter system nobody has cleaned in years takes longer to clear than a light annual job, and a thorough gutter cleaning takes the time it needs. A gutter guard or other gutter protection that has to be lifted, oversized gutters, box gutters, roof drains and scuppers on flat roofs, and the number of buildings on one site all change the time on the roof. Water that overshoots a clog runs down the siding, which is why the walls under the runs are checked too. Downspout flushing and debris haul-off are included per building and are not billed as extras. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the dates are booked ahead.
To quote a San Jose property we need the address or a site plan, the number of stories, the roof type, the number of buildings and who the invoice goes to. Send those and text a photo of the roofline if you have one. Call (866) 435-6328 and we will tell you what the next step is.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Most San Jose properties we service are on twice a year, spring and late fall, with restaurants, flat roofs with internal drains and buildings under heavy trees or beside a landscape strip on quarterly. That is the schedule we see working on the buildings we clean, and it is the place to start before you adjust it to your own site.
After a storm, the managers who call us are usually finding runs packed with grit and leaf mat since the last visit, and a downspout that was already slow, sitting on a clog that has been building for weeks. A post-storm inspection turns up the separated hangers and the outlets that have backed water up under the fascia, and those get photographed rather than quoted on the spot.
On flat roofs, parapets, internal drains and scuppers back up silently, and a blockage there turns into water damage long before anyone sees it. The first thing the tenant notices is a stained ceiling tile, a membrane blister or a leak, long after the water has been sitting in the wrong place. That is why the monthly check between cleanings exists on the flat-roof buildings we keep on a schedule: one walk, a look at the drains and a photo, with the full cleaning still on its own dates. Our gutter cleaning process is the same on every building, which is part of why the schedule holds up across a portfolio.
Professional gutter cleaning services are most useful when they come on a fixed calendar that the property manager can plan around, and we offer gutter cleaning on that basis to homeowners and businesses with several sites. We are a gutter cleaning and maintenance crew, and the gutter cleaning needs of a building change with its tree load and its roof type.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We run crews on commercial and residential properties across San Jose and the surrounding areas, and we provide gutter cleaning for commercial properties in the business districts and office corridors of the city, with the properties we have serviced listed on this page. If your building sits outside our service area, call and we will say so. For a property manager with more than one building the arrangement is simple: one contact with us covers every building in the portfolio, and each visit gets a date confirmed in writing before the crew arrives. Each visit ends with a final inspection before the crew leaves the lot.
On arrival our crew checks in with the on-site contact, and where tenants need quiet hours or restricted access we time the work around them. Gutter maintenance across a portfolio goes better when the same crew knows the buildings, so we keep the same people on the same sites where we can. For a property manager, a gutter company that keeps one crew on the same sites is easier to hold to account. Every residential and commercial property we clean runs off one schedule, and a manager who looks after both gets one invoice per site.
We also do residential gutter cleaning for a homeowner, but this page is about the commercial buildings. A commercial site that has been on a dry schedule for years can still cause roof leaks when the drains back up, which is the reason we check drains before we bill the clean. Call (866) 435-6328 or text a photo of the roofline and we will book the first date.
We price per building, and the number comes from the linear footage, the height and the gutter type, in writing before the crew is dispatched. If other gutter cleaners quote you per foot, ask for the building total as well, so you can compare one site to the next. Per linear foot is how the work is measured, but the quote we send is the building total.
The lease decides, not us. Read the maintenance clause of your lease, and see the lease types section above for how the common cases are usually read. This is not legal advice, so ask the attorney who drafted the lease if the clause is unclear.
On the restaurant and flat-roof buildings we service, quarterly is what keeps the drains and scuppers clear, because grease, grit and debris build up faster than on a standard building. A monthly check between cleanings is worth it on flat roofs.
Yes. Above three stories we work from a boom or scissor lift under the fall-protection setup for the building, and we confirm the lift and the access before we quote. Tell us the height when you call and we will say what the setup is.
Yes. We time the work around tenant hours and check in with the on-site contact on arrival. If the building has access rules, send them with the site plan so the crew knows them before the truck is on the lot.
Both. On flat roofs we clear the roof drains and scuppers of debris and reseat the strainer domes, along with the gutters and downspouts, and anything that needs repair is photographed and noted in the report.
After a severe storm the post-storm call-outs usually turn up a clogged gutter run, slow downspouts and outlets that have backed water under the fascia, and sometimes a gutter overflow at the low corner. We photograph each one for the report and clear what we can on the visit, a thorough cleaning of every run and drain we can reach, which is the simplest way to protect your home or the building you manage.
Yes. Each building gets its own invoice with the footage shown, and a recurring schedule can cover several sites under one contact. Call (866) 435-6328 or email us, and we will set up the dates a season ahead.
Footage, height and the address by phone or email. The quote comes in writing, per building.
