We quote commercial gutter and downspout cleaning per building, priced from the footprint and height of each structure. Fall protection or a boom or scissor lift is set up on every job, and you get a photo report when we finish. Text a photo of the roofline or call (866) 435-6328 to book a date.
This is our crew, scheduled on our own calendar, not a roofer's side job squeezed between re-roofs. We work spring and fall, and the properties we handle here are offices, retail centers and multifamily buildings that book us ahead of the seasonal leaf drop.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote every gutter cleaning service per building from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement before anyone is dispatched. Ask for the quote by text with a photo of the roofline, or call (866) 435-6328 and we will walk you through what we need.
Height is the biggest single factor. Above three stories the job requires a boom or scissor lift and a tied-off crew, and that setup is priced into the building's quote. A clog at a downspout elbow is the next: a system not cleaned in years takes longer to clear than a maintained one, and water backing up from a clog can overflow onto walkways and run behind the siding. Oversized box gutters, roof drains and scuppers on flat roofs and the number of buildings on one site all move the number too.
Downspout flushing and debris haul-off are included per building and are not billed as extras. Every run gets a thorough cleaning, not a quick pass, so the number reflects a thorough gutter cleaning. Keeping the runs clear is the simplest way to protect your home or business from water at the fascia. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is measured. Gutter protection is a separate question from cleaning and is not in this quote.
On a recent office job we quoted one building by its linear footage, stories and roof type, and the number of buildings on the lot set the rest of the price. What we found on the roof is written into the report so the property manager has it on file. For any Riverside property we need the address or a site plan, the stories, the roof type, the number of buildings and who the invoice goes to, and that gets you a number the same week.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Most Riverside properties we service are on twice a year, spring and late fall, while restaurants, flat roofs with internal drains and buildings under heavy tree cover go on quarterly. Across California, our spring visits run mid to late June and fall visits run late November to December, so the runs are clear before the wet months. Our gutter cleaning process is the same in each case: the runs are cleared, the drains are checked, and the photo report shows what came out.
Restaurant grease and food debris build up faster than standard office runs, and what we pull out of a restaurant gutter every second month is the reason those accounts are on a shorter cycle. A gutter guard does not end the need for cleaning, since fine debris still builds up on top of it. Most runs come down to hand clearing and a flush, not cleaning solutions, and that is how clean gutters hold up between visits. Storm season is the other driver. Across California, atmospheric rivers deliver most of the year's rain in a handful of days, and Riverside gets about 10 inches a year, most of it January through March. The property managers who call us after a storm tend to be the ones whose gutters were already running full before the weather came in.
On flat roofs, parapets, internal drains and scuppers back up silently. A blockage at the downspout or drain is usually the first thing we clear, and a clogged drain can cause roof leaks before anyone sees it. Standing water on the membrane is how water damage starts. The first sign is usually a leak: a stained ceiling tile or a membrane blister, which is why we put a monthly check between cleanings on the schedule for those roofs. Our crew handles the gutter system and the drain check in one visit, so a single contact covers the whole job. Once the work is finished we walk the property for a final inspection with the on-site contact before we leave the site.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide gutter cleaning for commercial properties across Riverside, and our professional gutter cleaning services cover the business districts and corridors where we have already serviced buildings for property managers and facilities leads. Our coverage extends to the commercial buildings in the surrounding areas along those corridors, and the same crew handles them.
For a multi-site portfolio, you get one contact for every building. The date is confirmed in writing, our crew checks in with the on-site contact on arrival, and the work can be timed around tenant hours where that is asked. We offer gutter cleaning and maintenance on a single schedule for the whole portfolio, and our cleaning services for multiple sites run the same way. Gutter maintenance is tracked building by building, so a board or owner sees one invoice per building with the footage shown. Leaves from the landscape beds around each building are bagged with the gutter debris.
We also do residential gutter cleaning for the homeowner on a separate schedule, and our crew covers residential and commercial work in the same service area. Our schedule covers commercial and residential properties in one route, so homeowners and businesses both get the same care. Whether it is a home or business, the crew shows up with the same checklist. Tell us your gutter cleaning needs by text with a photo of the roofline, or call (866) 435-6328, and we will set the dates.
We price per building, and the linear footage is one of the inputs we measure first. Height, gutter type and the number of downspouts also set the number, along with any blockage we find. Some gutter cleaning companies quote by the foot alone, and gutter cleaners who work that way often miss the height. Ask any gutter company how it prices a three-story building and compare the answers. You get the figure in writing for each building before we schedule anything.
The lease decides, and the section above on who pays by lease type lays out how that usually reads. We write the invoice to whichever party the lease names. This is not legal advice, so check the maintenance clause of your lease.
On the Riverside restaurants and flat roofs we service, quarterly is the schedule that holds. Grease and debris build up faster on those roofs, and a clogged gutter or drain can cause roof leaks without warning. A monthly check between cleanings catches a leak before it reaches a ceiling.
Yes. Above three stories we work from a boom or scissor lift with fall protection on every run, and that setup is built into the quote for the building. Send the stories and the roof type with your photo and we will confirm the setup.
Yes. We schedule around tenant hours when asked and follow the site's access rules, including sign-in and any gate codes. Our crew checks in with the on-site contact on arrival so nobody is surprised by a lift in the parking lot.
We clear roof drains and scuppers on flat roofs as part of the same visit, and we check the strainer domes. Anything we find that needs repair is photographed and written into the report, and what to do about it is your decision.
After a severe storm the calls we take are mostly for runs that were already full and overflowed onto walkways or the building wall. Across California, atmospheric rivers deliver most of the year's rain in a handful of days, so a blocked run can turn into water damage fast. We clear the debris, flush the downspouts and report what we find on the roof. Call (866) 435-6328 to get on the schedule.
Yes. Each building gets its own invoice with the footage shown, and we set up a recurring schedule for every property on the portfolio under one contact. Ask for a written estimate and we will set the dates and confirm them in writing.
