We quote commercial gutter and downspout cleaning per building, priced from each building's footprint and height. Our crew does the work, not a roofer between re-roofs. Every job runs with fall protection or a boom or scissor lift, and you get a photo report of every run when we finish. We have worked on commercial roofs across California. Book a date for spring and fall, or whenever the storm season leaves your buildings full. Call (866) 435-6328 for a written quote, or text a photo of the roofline.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote commercial gutter work per building from linear footage, height and gutter type, in writing, from a site plan or satellite measurement before anyone is dispatched. What moves the number on our jobs is height above three stories and the boom or scissor lift it requires under fall-protection rules, compacted debris on a gutter system nobody has cleaned in years, a gutter guard or other gutter protection that has to be lifted to reach the channel, oversized or box gutters, and roof drains and scuppers on flat roofs. The number of buildings on one site matters too, because we set the crew once and clear the whole property.
Some gutter cleaning companies bill downspouts and debris as add-ons, and our quote for each building states the full scope up front. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building. A thorough gutter cleaning service clears the channel and the downspouts, so water leaves the roof instead of running down the siding. That is what our crew is built to do, not just pull the leaves off the top. A clog left in a downspout, or any blockage in the run, is how a roof starts to overflow onto a walkway, and a clogged gutter that still overflows after cleaning is usually a slope problem that we will photograph and report, not a reason for a second visit.
A flat roof with internal drains, for example, gets its scuppers and downspouts checked before the lift is booked. Stories, roof type and building count set that quote, and the invoice goes to the on-site property manager. For any Hesperia property, we need the address or a site plan, the number of stories, the roof type, the number of buildings, and who the invoice goes to, and we will write the quote from those.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
On the Hesperia properties we service, most are on twice a year, spring and late fall. Restaurants, flat roofs with internal drains and buildings under heavy trees or beside a landscape bed are on quarterly. Our cleaning services and cleaning solutions follow the property, and every visit is a thorough cleaning of the whole run, not a spot job. What we pull out of a restaurant gutter every second month is grease, seeds and grit mixed into a paste, and what the managers who call us after a storm find is the same debris packed tight in the downspouts, which is the usual blockage. The storm season is the reason the post-storm inspections matter.
On a flat roof, parapets, internal drains and scuppers back up silently. Standing water can cause roof leaks, and a stained ceiling tile or a membrane blister is often the first sign of a leak a tenant sees, which is why the monthly check between cleanings is part of our gutter maintenance. Our gutter cleaning process on these roofs starts at the drains and works out, so the water has a way off before the next storm arrives. We keep a final inspection on every visit, and the report lists anything the crew finds that needs a repair, without us doing it.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide professional gutter cleaning services for commercial and residential properties across Hesperia, including office, retail and multifamily buildings. Our service area covers the business districts and corridors, and the surrounding areas where we have serviced properties, and we offer gutter cleaning on one schedule for a whole portfolio. A property manager with several buildings has one contact for all of them, and each date is confirmed in writing. The gutter cleaners on your schedule are the same crew each visit. They check in with the on-site contact on arrival, and work can be timed around tenant hours where that is asked.
We provide gutter cleaning for residential and commercial buildings alike, and residential gutter cleaning on your list gets the same crew, so if it belongs to a homeowner, it is handled the same way. Our work for homeowners and businesses follows the same steps, and a home or business on your list gets the same written scope. Gutter cleaning and maintenance follows each property on its own schedule, and the gutter cleaning needs of every building are set at the site visit. A clean system is also how you protect your home from water damage, whether it is one house or a multi-building site. Lead time depends on the season and the site, and we will tell you the date when we confirm the quote. Call (866) 435-6328 to set up a schedule for the whole portfolio, or text a photo of the roofline.
We quote per building, and the figure depends on linear footage, height and gutter type. We write the number in writing from a site plan or satellite measurement before we schedule anything.
The lease decides, not us. The lease type set out above shows where the cost usually lands, and the maintenance clause of your lease is the place to confirm it. This is not legal advice, but we will address the invoice to whichever party the lease names.
Quarterly is what we see on those properties. A restaurant gutter fills with grease and grit faster, and a flat roof with internal drains backs up without warning.
Yes. Our crew reaches gutters on commercial buildings over three stories with the lift the roofline calls for, and the lift is matched to the building when we quote it.
Yes. We time the work around tenant hours where asked and check in with the on-site contact when we arrive.
We clear roof drains and scuppers as well as the gutters. Strainer domes are reseated and debris is bagged and removed from site.
Post-storm call-outs usually turn up debris packed into downspouts and drains, which is what we clear first, because a blocked downspout is the usual route to water damage. We photograph anything else we find and report it.
Yes. As a gutter company, we invoice per building with the linear footage shown, and a recurring schedule can cover every property in the portfolio. Call (866) 435-6328 to set one up.
