We quote each Newark commercial building from its footprint and height, with fall protection or a boom or scissor lift on every job and a photo report once we are finished. The crew doing the work is ours and scheduled, not a roofer's side job squeezed between re-roofs. We service office, retail and multifamily properties across New Jersey, and most of our bookings come in ahead of the spring and fall visits.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote commercial buildings one at a time from linear footage, height and gutter type, in writing, from a site plan or a satellite measurement, before anyone is dispatched. Many gutter cleaning companies quote by the hour, but each building on our route gets its own gutter cleaning service quote from its own footage.
Height is the biggest single factor on our jobs. Above three stories the crew works from a boom or scissor lift, and the lift has to be set up under fall-protection rules before the first run is cleared. Thorough gutter cleaning on a building that tall is a lift job from the first run. A clog at a downspout bend, or a blockage packed with compacted leaves on a system nobody has cleaned in years, takes longer than a light autumn load. A gutter guard that has to be lifted and reseated, oversized or box gutters, and gutter protection that has to come off first all add time. Roof drains and scuppers on flat roofs, and the number of buildings on one site, move the number too. Siding below a downspout gets covered before the flush, so the splash stays off it. The gutter system on each building is measured before the quote. Downspout flushing and debris haul-off are included per building and are not billed as extras, and scheduled semi-annual or quarterly service is priced lower than a one-off call.
For a Newark property, the quote needs the address or a site plan, the stories, the roof type, the number of buildings and the name of the party the invoice goes to. Send those and we will put the number in writing before we book the date. Call (866) 435-6328 or text a photo of the roofline and we will start the estimate the same day.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Most Newark properties we service are on twice a year, spring and late fall, with restaurants, flat roofs with internal drains and buildings under heavy trees on a quarterly schedule. Across New Jersey, spring visits run late May to June, and in Newark the fall visit lands in November to early December.
On the properties we service, leaves, pollen and landscape debris load the gutters faster than the calendar suggests, and storm season across New Jersey, nor'easters included, sends the managers who call us back. Every visit ends with a final inspection and a before-and-after photo of each run, so the next visit starts from a record rather than a guess. A thorough cleaning takes the same care on a residential and commercial job alike.
On flat roofs, parapets, internal drains and scuppers back up without a sound. The first sign of a leak is usually a stained ceiling tile or a membrane blister, which is why the monthly check between cleanings exists. A blocked internal drain can cause roof leaks before anyone sees standing water, and by then the water damage is already in the deck. A restaurant gutter on the same building takes grease and food grit, and what we pull out of a restaurant gutter every second month is the reason it is on quarterly. Where grease is involved, ask the site contact about cleaning solutions before the crew arrives.
Residential gutter cleaning runs on the same interval logic as a portfolio. A homeowner with one house gets a schedule set the same way. Plenty of gutter cleaners set one interval for a whole property list, but we set it building by building. Call (866) 435-6328 with the property type, the roof and the trees, or text a photo of the gutter line, and we will set the schedule in writing.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide professional gutter cleaning services for commercial properties across Newark, including multi-building sites and portfolios that need a single point of contact. Our service area is Newark and the surrounding areas, and we handle commercial properties in those areas on the same per-building basis. Commercial and residential properties both follow the same gutter cleaning process, with the quote in writing before the date is set.
For a property manager, scheduling runs through one contact for every building in the portfolio. We confirm the date in writing, the crew checks in with the on-site contact on arrival, and each job closes with a final inspection before the invoice goes out. The work is timed around tenant hours where that is asked for. Lead time depends on the calendar and is confirmed when the quote is accepted. Our crew can provide gutter cleaning on a single visit or on a fixed schedule, and the process is the same either way.
We also offer gutter cleaning and maintenance for multi-site owners who need the same crew on a fixed calendar, and the gutter maintenance schedule is set per building. For homeowners and businesses alike, clean gutters help protect your home or building from water damage at the fascia and foundation. A home or business that needs a one-off visit gets a date in writing. Tell us your gutter cleaning needs, the number of buildings and the access rules, and we will set up the schedule. Text a photo of the roofline or book a date, and we will confirm it in writing.
We quote per building. The number depends on the linear footage, the height and the gutter type, and it comes in writing for each property before the date is booked.
The lease decides, not us. Read the lease section above for how each lease type splits the cost, and ask the attorney who drafted the lease if the clause is unclear.
Quarterly. On the restaurants and flat roofs we service, grease, grit and internal drain backups build up faster than twice a year allows.
Yes. A gutter company that works at roof height needs a lift for that height, so we bring a boom or scissor lift set up under fall-protection rules, and the lift is matched to the building before the crew starts.
Yes. Tell us the hours and the access requirements when you request the quote, and we will schedule around them.
Both. Roof drains and scuppers are cleared of debris and their strainers reseated as part of the cleaning process on each building.
Our crew gets called back after storms, and the post-storm inspections often turn up debris jammed in downspouts and parapet drains that were fine before the rain. A clogged gutter after a storm often shows up as overflow at the corners. Text a photo of the roofline and we will tell you what we see.
Yes. Each building gets its own invoice, and our cleaning services follow one recurring schedule that covers every property on one calendar.
Footage, height and the address by phone or email. The quote comes in writing, per building.
