We quote each commercial building on its own, priced from its footprint and height, with fall protection or a boom or scissor lift on every job and a photo report after. Our crew is ours and scheduled, not a roofer's side job between re-roofs. We work across California on commercial buildings, including office, retail and multifamily properties, and most of them book in spring and late fall.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
We quote each commercial building from linear footage, height and gutter type, in writing, from a site plan or satellite measurement before anyone is dispatched. The number depends on the building, not on a flat rate, so each property gets its own figure on a gutter cleaning service quote.
What moves the quote is what we run into on the roof. Height above three stories means a boom or scissor lift and the fall-protection setup that goes with it. A clog of compacted debris on a gutter system not cleaned in years takes longer to clear, and a thorough gutter cleaning on that kind of run is quoted with the extra hours in mind. A gutter guard that must be lifted and reseated adds time, and so do oversized or box gutters, roof drains and scuppers on flat roofs, and the number of buildings on one site. A blockage at a roof drain or scupper is where overflow turns into water damage inside the building, and overflow that runs down the wall also stains the siding below the run. Downspout flushing and debris haul-off are included per building and are never billed as extras. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is already measured.
The property type, stories, roof type and number of buildings set the quote, and what the crew finds on the roof sets the final scope. Every one of the commercial properties we quote needs the same inputs: an address or site plan, the number of stories, the roof type, the number of buildings, and the name of the party the invoice goes to. Send those and you get a number in writing, with a thorough cleaning of every building in our service area and the gutter protection checks already in scope, because the point is to protect your home or business from water damage.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Across California, the usual spring visit falls in mid to late June and the fall visit in late November to December. Restaurants, flat roofs with internal drains and buildings under heavy tree cover go on quarterly. For most buildings, scheduled service is among the cleaning solutions we run, and the interval is set per property. Managers who used gutter cleaning companies on a once-a-year gap usually find that out the hard way after a storm.
After a storm we see the same two things again and again: debris packed into the downspouts and a leaf mat sitting in the gutter run, both of which start overflowing once the next rain comes. Whether the owner is a homeowner or a property manager, the schedule follows the same logic: freeze risk only enters where it applies to the property, and our timing follows what the building actually needs.
On a flat roof the parapets, internal drains and scuppers back up without a sound, and that backup can cause roof leaks. The first thing a tenant notices is a stained ceiling tile, a membrane blister or a leak, which is why the monthly check between cleanings exists. Our gutter cleaning process runs the same way every visit, so a manager comparing gutter cleaners can line up results cleanly. Call (866) 435-6328, text a photo of the roofline, or book a date and we will set the first visit.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
We provide gutter cleaning for commercial and residential properties across San Clemente and the surrounding areas, including business districts and corridors where we have already serviced buildings. A property manager with several buildings on one site gets one contact for all of them, a date confirmed in writing, and a crew that checks in with the on-site contact on arrival.
Work can be timed around tenant hours and landscape maintenance days where that is asked for, and the crew follows the access rules the property sets. Lead time depends on the schedule, so we do not promise a fixed day. Each visit closes with a final inspection of the runs and drains. We offer gutter cleaning on the same terms whether the property is a single office or a campus of buildings, and our professional gutter cleaning services follow the same residential and commercial standard, including residential gutter cleaning for homeowners and businesses who need it.
We also handle gutter cleaning and maintenance for portfolios that need the same crew on a fixed calendar, and that scheduled gutter maintenance is priced building by building. If your gutter cleaning needs span several sites, call (866) 435-6328 or text a photo of each roofline and we will put them on one schedule, with one invoice per building.
We price it per building, but the number is built from the linear footage, the height and the gutter type, so both views are in the quote. The figure comes to you in writing for each building before we dispatch anyone. If you are comparing a gutter company against our quote, the per-building figure makes the two easy to line up.
The lease decides, not us. The section above on who pays sets out how a triple net, gross or silent lease usually reads. This is not legal advice, so check the maintenance clause of your lease or ask the attorney who drafted it.
On the restaurants and flat roofs we service, the usual cadence is quarterly, because grease and debris build up faster there. Call (866) 435-6328 and we will set a schedule from the building you have.
Yes. Above three stories we work from a boom or scissor lift under fall protection, and that setup is written into the quote for the building. Text a photo of the roofline and we will tell you what it needs.
Yes. We will time the work around tenant hours and follow the access rules the property sets, and we check in with the on-site contact on arrival. Ask for a written estimate that lists those conditions.
Both. Roof drains and scuppers on flat roofs are cleared of debris and the strainer domes are reseated, and the photo report covers them too. Book a date and we will confirm the scope in writing.
After a storm we see debris packed into downspouts and a clogged gutter run, and those are the first things we clear on the call-out. Call (866) 435-6328 to get a date on the calendar.
Yes. Each building gets its own invoice showing the linear footage, and a recurring schedule can cover every property in the portfolio. Ask for a written estimate and we will put the whole list on one calendar.
