We quote each building in Huntington Beach separately, priced from its footprint and height. Every job gets fall protection or a boom or scissor lift, and every visit ends with a photo report. Our crew is scheduled and does this work every day, not as a side job between roofing jobs. Across California, our commercial properties are on a spring and late fall schedule, and we work around tenant hours where asked. Call (866) 435-6328 to book a date.
Quoted per building from footage, height and gutter type, in writing, before anyone is dispatched. Scheduled service costs less than a call-out.
Every gutter cleaning service we quote is priced per building from linear footage, height and gutter type, in writing, from a site plan or satellite measurement, before anyone is dispatched. What moves the quote is what we run into on the property: a building above three stories that needs a boom or scissor lift under fall-protection rules, compacted debris and a clog on a system nobody has cleaned in years, gutter guards that have to be lifted to reach the channel, oversized or box gutters, roof drains and scuppers on flat roofs, and the number of buildings on one site.
Downspout flushing and debris haul-off are included per building and are not billed as extras. Gutter protection work falls outside a cleaning and is quoted separately. Scheduled semi-annual or quarterly service is priced lower than a one-off call, because the crew already knows the building and the footage is already measured. When a gutter still shows overflow after a thorough gutter cleaning, the cause is usually slope, and when water runs down the siding we say so in the report rather than sell a second cleaning. Clearing gutters costs less than repairing the water damage a blocked system causes, and that is the simplest way to protect your home or business.
To quote a Huntington Beach property we need the address or site plan, the stories, the roof type, the number of buildings and who the invoice goes to. For one recent building, the quote came down to a three-story office with a flat roof and internal drains, where the lift was the largest line on the estimate and the drains were cleared along with the gutters.
| Per building | |
|---|---|
| Standard, one to two stories | from $150 |
| Oversized box or industrial gutters | from $340 |
| Three stories and up, with a lift | from $455 |
Your lease decides, not state law. Here is how the three common cases usually read.
On a commercial lease, responsibility for gutter and downspout cleaning is set by the lease itself, not by the habitability rules that apply to apartments.
Triple net (NNN). The tenant usually carries building maintenance and exterior upkeep, in full or as a pro-rata share, and that normally includes gutters and downspouts.
Gross lease. The landlord usually keeps the roof system and exterior upkeep, gutters included, inside the base rent.
Lease silent. When the lease says nothing, the obligation generally falls to the landlord, because gutters are treated as part of the building's roof and structure.
Whoever the lease names, tell us and the invoice goes to that party, so the property manager is not stuck in the middle.
This is general information, not legal advice. Read the maintenance clause of your lease or ask the attorney who drafted it.
At least twice a year for a standard building. Restaurants, flat roofs and anything under trees, quarterly.
Across California, most of the commercial properties we service are on two cleanings a year, with the spring visit in mid to late June and the fall visit in late November to December, while restaurants, flat roofs with internal drains and buildings under heavy tree cover are on quarterly. On the Huntington Beach properties we service, what we pull out of a restaurant gutter every three months is grease-laden debris that would otherwise sit in the gutter system for a season. Our residential and commercial cleaning services follow the same logic, with the schedule set by the building.
Storm season is when the managers call us most. After a large storm we go back up on the buildings that took water, and the post-storm final inspection usually turns up a loosened hanger, a downspout packed with grit, or a seam that has started to separate, which is where a leak begins. Where a gutter guard is in place, the crew lifts it, clears the channel and checks the seating. Those get photographed and listed, not repaired without authorization.
Flat roofs are where a clogged system does damage without warning. Parapets, internal drains and scuppers back up silently, and the first thing a tenant notices is a stained ceiling tile or a blistered membrane. Gutter cleaners who only work the runs miss this, which is why the cleaning solutions we quote for flat roofs include the drains. The crew looks at the roof drains on every visit, not only the gutter runs. That is why the monthly check between cleanings exists on those buildings.
| Property type | Baseline | Why |
|---|---|---|
| Standard office, retail, multifamily | Twice a year, spring and late fall | Seasonal debris before heavy rain and freeze |
| Restaurant and food service | Every two months | Grease and exhaust residue speed up clogs |
| Industrial and manufacturing | Quarterly to semi-annual | Airborne dust and soot |
| Heavy tree cover over the roof | Three to four times a year | Leaf and needle load |
| Flat roof with parapets and internal drains | Quarterly, monthly checks | Drains back up silently; membrane damage |
Tied off or working from a lift, never free-standing on a ladder against a parapet.
Federal OSHA requires fall protection for construction-type work at six feet and above (29 CFR 1926.501) and for general industry at four feet (29 CFR 1910.28). Commercial gutter lines sit well above both. Our crew works tied off or from an aerial lift, never free-standing on a ladder against a parapet. Above three stories the job is done from a boom or scissor lift, which is why height is the biggest single factor in a commercial quote. The lift is matched to the building: we bring whatever boom or scissor lift the roofline needs. Where a state runs its own OSHA plan with stricter triggers, the crew follows the stricter rule.
Gutters, downspouts, drains and scuppers, hauled debris, and a photo report per building. Nothing on this list is an extra.
Per building. Every gutter run cleared by hand or vacuum, not just the sections visible from the parking lot. Every downspout flushed until it runs clear; a blocked downspout cleared from above where reachable. Below-grade drain lines are cleared on request and quoted separately. Roof drains and scuppers on flat roofs cleared of debris and the strainer domes reseated. Debris bagged and removed from site, including from parking areas and walkways under the work. Downspout outlets and splash blocks checked.
Report. Before-and-after photos of each run and each drain, per building, with anything found (a pulled hanger, a separated seam, standing water that points to slope, a cracked scupper) noted and photographed, not repaired without authorization. Invoice per building with the linear footage shown, so a board or an owner can check it.
Not included. Gutter repair or replacement, guard installation, roof repair, pressure washing of the building. Where a problem is found, you get the photo and a plain description; what to do about it is your call.
The same crew on a fixed calendar, a lower per-visit rate, and a storm call-out when you need one.
A one-off cleaning is priced as a one-off: dispatch, setup, lift if needed. Put the property on a schedule and the plan is priced for that building, because the crew knows it, the footage is already measured and the dates are booked a season ahead. Semi-annual (spring and late fall) suits most standard buildings; quarterly suits restaurants, flat roofs with internal drains and anything under heavy trees. Plans and their pricing are set building by building: call or email us to set one up.
A scheduled property also gets one contact for every building in the portfolio, across city lines where we cover the neighboring towns.
One contact for every building, a date in writing, and the crew checks in with your on-site person before a lift goes up.
Huntington Beach is our service area for commercial work, along with the surrounding areas. We do professional gutter cleaning services for commercial and residential properties across Huntington Beach, including the business districts and corridors where our crew has serviced buildings. For a multi-building portfolio, you have one contact for every property, a date confirmed in writing, and a crew that checks in with the on-site contact on arrival. We time the work around tenant hours where asked, and we bring the boom or scissor lift the roofline needs. A blockage left on a flat roof is how water damage starts, so the crew clears it first. Debris that lands in the landscape beds under the downspouts is bagged and removed with the rest.
We also handle residential gutter needs for homeowners and businesses who need a single visit, and we offer gutter cleaning and maintenance on a schedule for properties that want the same crew each season. A single homeowner gets the same written quote as a property manager, and any home or business with a neglected gutter system is welcome to book one visit. Each property gets the crew that will provide gutter cleaning for the whole season, and gutter cleaning needs on a multi-building site are quoted building by building. Anything found on the roof that is outside gutter cleaning, such as a loose fascia board, siding pulled away from the wall or pooling water at a parapet, is photographed and reported so the owner can decide who fixes it.
We price per building, but the number is built from linear footage, height and gutter type. Each building gets a written quote from a site plan or satellite measurement before a crew is dispatched, which is the first step of our gutter cleaning process, so you see the figure before anything is scheduled.
The lease decides, not us. See the lease-type breakdown above for how triple net, gross and silent leases usually read, and send the invoice to whoever the maintenance clause names. This is not legal advice, so read the clause or ask the attorney who drafted it.
Restaurants and flat roofs with internal drains are on quarterly on our routes, because grease and debris build up faster on those buildings. Standard buildings usually go twice a year, in spring and late fall, and most residential gutter cleaning jobs follow that same twice-a-year pattern.
Yes. Above three stories we work from a boom or scissor lift with fall protection set up before the crew goes up. Send us the stories and roof type with your request so we can confirm the lift for your building.
Yes. As a gutter company that works on occupied buildings, we schedule the crew around the hours and access rules you give us, and the on-site contact is checked in with on arrival. For buildings with restricted access, we confirm entry and parking in writing before the date.
Both. Roof drains and scuppers on flat roofs are cleared of debris and the strainer domes are reseated, along with the gutter runs and downspouts. A blocked drain can cause roof leaks faster than a blocked gutter. When you compare gutter cleaning companies, check whether the quote lists the drains. Anything else found on the roof is photographed and listed in the report.
Managers call us after storms, and we go back up to check for loosened hangers, downspouts packed with grit and separated seams. What we find is photographed and listed, and where access allows, the crew clears any clogged gutter on the same visit so you get clean gutters back.
Yes. Each building gets its own invoice showing the linear footage, and one recurring schedule can cover every property in a portfolio. Call (866) 435-6328 or send a site plan to set up the schedule and the billing split for your gutter maintenance.
Footage, height and the address by phone or email. The quote comes in writing, per building.
